What makes a component a “Reserve Expense” rather than an “Operating Expense”?

When determining which components will be included in the reserve study we use a simple four-part test.
To be included as a reserve expense a component generally,

• Is a common area maintenance responsibility,
• Has a limited useful life,
• Has a predictable remaining useful life,
• Is above a minimum threshold cost.
